A Quick Way To Build A List Of Tenant/buyers In A Slow Market

For someone that has just entered the arena of real estate investing your goal is to buy a house.  That’s the name of the game, especially if you’re a “subject to” investor as myself.   After cranking up your buying machine you manage to get your first property.  Wheww!! That was tough, but now you know this stuff works and it isn’t a scam. But wait!! Now you have a whole new set of problems….finding a warm body to put into the house in order to sell quickly or get a tenant/buyer to give you a fat down payment.  The longer you take to get a tenant/buyer into the house, the more money out of your pocket, i.e., mortgage, utilities, insurance, etc.  I use a consistent (whether the market is up or down) method in order to build a tenant/buyers list of at least 30 names (in a week) that up until now was a secret that I only shared with my students who have paid me $4,000.00 for the privilege.

It’s Bandit Signs!!

These aren’t those simple, “WE BUY HOUSES” signs that every wannabie investor uses.  These are custom, strategically designed and placed bandit signs that sole purpose is to find the 1% of the 1% individuals that have both the desire and the resources to buy and/or move into our properties.  The signs I’ve used over the past 4 years brought me leads that have allowed me to collect over $200,000.00 in down payments.  That’s no lie.  That’s the real bona fide truth.

Here’s my technique in a nutshell:  I use Bandit Signs with the message,

The signs are simply constructed using Elmer’s construction board, a sharp pocket or kitchen knife, a rule or some sort of straight edge, Sharpies, and a pencil.  Check out my YouTube videos for detailed instructions on how the signs are made.  The key is to make about 30 of them at time.  I use a high school student looking for some easy quick cash after work to do the grunt work for me.  It works just like a paper route so the parents aren’t too afraid.  You can supply the materials, but I find it’s easier to just get the kid to pick up the supplies from Wal-mart for me.

I recently started a new and simply diabolical technique to find sellers and tenant/buyers using bums.  That’s right…homeless and toothless bums!  These smelly guys bring me 2 houses a week when I run this campaign.  It’s a win-win scenario and I put it together in a system for you at www.BumsWithSigns.com.

I put my signs out on Wednesday and Friday nights.  I find that people are usually busier during the earlier portion of the week but, as the week progresses, things lighten up.   I get most of my phone calls during the weekend and I let the people check out the houses themselves.  I only buy pretty houses no more than 7-9 years old and I “rehab” them so they sparkle.  I don’t go cheap…I stay up to date with the Home and Garden shows and place name brand fixtures inside the houses.  This usually gets the prospective buyers pretty lathered up.

Now here’s the really sneaky part.  I collect their name, address, phone numbers, email, social security number, and how much money they have to put down address by simply having them enter a contest to win a free washer and dryer.  The washer and dryer are offered from a home improvement store that is trying to get rid of its discontinued merchandise.  I buy it at a steep cash discount.  Now, I have a huge list of people that have a ton of money or credit to buy this house.

I also rent my list of leads to other investors for $100.00 per name.  It sounds steep but it’s really a good deal for other investors.  They could spend time and money trying to build their own list or just use my highly targeted and recent list to find a buyer for their property.  Plus for me, it’s a way to earn a little revenue on the side.  Just be sure that you “clean” your list regularly.  Just so you know, I earn about $3000.00 a week with this simple side business.

There you have it folks.  Bandit signs can really put you ahead in the real estate investing game.  Just use a bit of lateral thinking and you’ll be on top of your market.
